The Broward County Property Appraiser (BCPA) maintains the official record for every property in the county ownership, sales history, building details, lot size and the assessed value used to calculate property taxes.
It’s a great first stop when you’re researching a home, verifying details or checking your own property. Just remember the Property Appraiser assesses values and administers exemptions it doesn’t set or collect your tax bill.
They’re two very different numbers — and confusing them can cost you.
Set by the Broward County Property Appraiser for property-tax purposes and limited each year by the Save Our Homes cap. It’s important for your tax bill — but it’s usually not what your home would actually sell for.

If a Broward home is your permanent residence, these protections can save you thousands.
Up to $50,000 comes off your home’s assessed value — the first $25,000 for all taxes, a second $25,000 for non-school taxes on value between $50,000 and $75,000.
Once homesteaded, your assessed value can’t rise more than 3% (or the CPI, whichever is lower) per year — protecting you from steep increases as the market climbs.
Sell and buy another Florida home within three years and you can transfer up to $500,000 of your Save Our Homes savings to the new property.
To qualify, you must own and occupy the home as your permanent residence as of January 1, and file with the Broward County Property Appraiser — the timely deadline is generally March 1 each year. The exemption renews automatically as long as you continue to qualify. You can file online at bcpa.net.
